As our clients were retiring they wanted to take the opportunity of moving to be nearer to their family and at the same time downsize so therefore acquired a plot with Outline Planning Permission.
One of the conditions on the Outline Planning Approval was a height restriction which meant that it would need to be a dormer dwelling. To achieve our client’s requirement for three bedrooms, it was designed with two bedrooms on the first floor with the downstairs study having a link into a shower room so that it can double up as a guest room. There is also the option of being able to turn the upper dressing room into a small third bedroom if they decide to sell in the future.
The positioning on the plot was dictated by our client’s requirement for a double garage and being able to provide a big enough turning area for any vehicle to leave in a forward gear.
As the private driveway was not wide enough for a Fire Tender we had to incorporate a sprinkler system into the design to obtain Building Regulations approval.
As our client’s were retired they decided that they would like to get involved with the second fix trades so we were tasked to identify a builder to construct the dwelling to a watertight shell only.
The builder completed his part of the work in around 20 weeks and our clients are now continuing with the internal trades and are hoping to move in later this year.
