These clients first approached us before they owned a plot but they were actively looking using the services of a Land Agent. Our Project Co-ordinator had been to look at several pieces of land with them before they secured this glorious plot of just over 2.5 acres with an existing rundown dormer bungalow.


The clients preferred design style was to have a balanced front elevation with proportioned windows and doorway.  The front elevation was to face southwest and be framed by the existing Oak and Sycamore trees with views beyond the house. The rear rooms were to have views across the garden with the Tulip and Walnut trees providing a focal point linking the rear rooms with the terrace and pool area.


The Local Authority had a fixed percentage policy to restrict the size of any replacement home. Although the existing bungalow had dormer windows to a bedroom, we needed to prove the date these had been installed to be able to include this area into our calculations. There didn’t appear to be any written records available but luckily on leaving the Design Briefing meeting, our Project Co-Ordinator noticed an aerial view photo on the wall with a date written on the back giving us the evidence we needed to meet our clients design requirements.

The project attracted a lot of interest as we progressed to the tender stage and after careful negotiating on our client’s behalf, a local builder who clearly understood Georgian homes, was appointed. Their price wasn’t the most competitive but our clients decided that with outstanding supporting references and reputation, it was worth paying the extra.


Our client’s requirement was for the property to have an authentic feel which was achieved with the use of true handmade bricks and plain clay tiles, architectural stone features and tabled verges with extra deep weighted box all-bar sliding sash windows together with cast iron rainwater goods. It was constructed using beam and block ground and first floors with solid masonry walls throughout.
